MJB Technical Services were appointed to provide Architectural Design Services, Planning Condition Discharge, Building Regulations and technical support for a luxury infill residential development in Sheffield.

The project comprises the construction of five bespoke luxury townhouses on a constrained infill site within an established residential area. The development has been carefully designed to maximise the potential of an underutilised parcel of land, delivering high-quality family homes whilst responding sensitively to the surrounding built environment.

MJB Technical Services became involved following the grant of planning permission. At the time of appointment, the development faced a significant challenge, with a number of outstanding planning conditions requiring discharge before the planning permission expired.

Working closely with the client, local authority and consultant team, we successfully coordinated and submitted the required information, securing approval of the outstanding conditions with only hours remaining before the consent would have lapsed.

Following the successful discharge of planning conditions, MJB Technical Services prepared the technical design package and secured Building Regulations plans approval, allowing construction works to commence on site.

Our role has included technical detailing, consultant coordination, regulatory approvals and ongoing support throughout the construction phase.

The project is currently under construction and, once completed, will deliver five luxury family homes that demonstrate our expertise in Infill Development, Planning Condition Discharge, Building Regulations, Technical Design and Luxury Residential Development.

The development is due for completion late summer 2026.
