Fullwood – From Auction Gem to Dream Home

Tucked away in a quiet cul‑de‑sac just a few miles from Sheffield city centre, this property began life as a tired three‑bedroom semi‑detached house. With outdated heating and glazing, a redundant kitchen, and a back garden overrun by weeds and brambles, it was crying out for transformation.

Our client spotted its potential and purchased it at auction in 2023. We were brought on board straight away to help bring their vision to life.

Working closely with the client, we developed a layout and extension strategy that maximised space whilst ensuring the rooms remained generous and practical. We carried out a full 3D LiDAR scanning survey and building survey, followed by a comprehensive planning package which we submitted to the local authority.

Once planning permission was granted, we moved on to a detailed building control package, covering all specifications for tendering, construction and building control. We project‑managed the scheme from start to finish, ensuring every element was delivered to the highest standard.

By November 2024, the property had been completely reimagined:

  • Four double bedrooms, each with an en‑suite
  • Spacious open‑plan living and dining area
  • Utility room and downstairs WC
  • A dedicated study

To showcase the finished result, we created a virtual tour for marketing – and the response was incredible. The property sold in under three weeks for £400,000 more than its original auction price.
